We compare lenders on the true cost, including product fees, cashback and free valuations, not just the headline rate.

A recommendation in writing

You get the lender, the rate, the real monthly payment and the reason we chose it, in plain English, before anything is submitted.

Application and chasing

We submit, deal with the underwriter, chase the valuation and keep your solicitor and the estate agent moving.

A review before your rate ends

We come back to you around six months before the initial rate finishes so you never drift onto a standard variable rate.

What does whole of market mean?

It means we are not restricted to a small panel. We can access lenders across the market, including specialist and intermediary only lenders whose products are not available directly to the public.

What do you charge?

Typically £295 for a remortgage and for a mortgage when purchasing a property. The actual fee depends on your circumstances and will not exceed 1% of the mortgage amount. It is confirmed in writing before you commit to anything.

Do you charge for the first conversation?

No. Initial advice, your decision in principle and the application itself cost you nothing up front.

How long does a mortgage application take?

An agreement in principle is often the same day. A full application to mortgage offer typically takes two to four weeks, though a complex case or a slow valuation can extend that. We will tell you where yours is at every stage.

Do I have to live near Padiham?

No. Cristian is based at the Town Hall in Padiham and sees plenty of clients face to face across Burnley, Pendle and the Ribble Valley, but most of the work is done by phone, video and email wherever you are in the UK.
